Making every square metre work
Small bathrooms are not simply cheaper versions of large ones. They are harder to plan. Every door swing, towel rail and shower screen competes for the same space, and a poor layout makes a compact room feel smaller for the next twenty years. We specialise in 3–5 square metre Brisbane bathrooms where careful set-out matters more than expensive finishes.
Our approach is to solve the practical problems first: can the door swing outward, can the vanity be wall-hung, can the shower be hobless, where does the exhaust duct go, and is there room for a shaving cabinet that does not crowd the basin? Once those answers are settled, we choose tiles and lighting that make the room feel calm and open.
Many inner-city and post-war homes in Coorparoo, Morningside, Yeronga and Spring Hill have compact bathrooms that were added decades after the house was built. We deal with the resulting quirks — low ceilings, awkward window positions, timber floors and limited wall cavities — as part of the scope, not as surprises.
Every project is different, but the following scope is the foundation we price and manage. Your written quote confirms exactly what applies to your room, including any exclusions and provisional allowances.
Layout options drawn around door swing, clearances, screen opening, storage and ventilation before any product is ordered.
Wall-hung or shallow vanities, back-to-wall toilets, short-projection basins and frameless screens selected to fit the room, not the showroom.
Screeded falls and linear drainage where the floor structure allows, creating step-free access and a visually larger room.
Shaving cabinets, niche shelving and mirrored storage built into wall cavities to remove clutter from the basin and shower.
Layered lighting, mirrors opposite light sources, and correctly sized exhaust fans ducted outside to control Brisbane humidity.
AS 3740 membrane to shower, floor and splash zones, with certificate supplied.
Large-format tiles with minimal grout lines, matching floor and wall tones, and slip-rated flooring.
Tapware, toilet, vanity, mirror, screen, accessories and make-good completed by the same team.
The door is the first constraint most people ignore. An inward-opening door can consume almost a square metre of usable space. Where the structure allows, we switch to an outward opening or cavity slider and immediately gain room for a larger vanity or a more comfortable shower.
Brisbane homes often have cavities that can take a shaving cabinet or shallow niche. Recessing storage removes the visual bulk of surface-mounted cabinets and keeps the basin clear. We check what is inside the wall — studs, plumbing, wiring — before committing.
In a small room, contrast draws attention to boundaries. A restrained palette, floor-to-ceiling tile in the shower and a matching floor tile makes the room read as one volume. We use texture and lighting rather than busy patterns to add interest.
Brisbane's humidity punishes under-ventilated bathrooms. We size the exhaust to the room volume, duct it to the outside rather than the roof space, and avoid recirculating units. It is one of the cheapest decisions you can make for long-term durability.
A compact room can still require full waterproofing, new sheeting and all trades, so the saving is usually in materials and time rather than scope. These bands assume a standard 3–5 sqm room.
| Scope | Indicative range |
|---|---|
| Compact refresh, same layout | $14,000 – $19,000 |
| Full rebuild with new fixtures | $19,000 – $25,000 |
| Layout change and custom joinery | $25,000 – $32,000 |
| Tight-access or apartment constraints | Quoted after inspection |
Small rooms can cost more per square metre because fixed costs — waterproofing, trades, delivery, waste — are spread across less area. For a fuller breakdown, read our Brisbane bathroom renovation cost guide or use the cost calculator.
One project lead manages the sequence, checks each trade's work and keeps you informed. The programme is agreed before demolition so you know when to expect each stage.
Tell us the room dimensions, current layout and what you dislike about it.
We measure precisely, check wall cavities and drainage, and sketch one or two layout options.
The quote lists demolition, sheeting, waterproofing, tiling, fixtures and make-good with clear allowances.
Protected access, careful demolition and inspection of framing and floor structure.
Waterproofing, tiling, compact fixtures and storage installed to the agreed set-out.
Final clean, fixture testing, certificate and care instructions.
We are the builder. The team who quotes your project is accountable for the waterproofing, tiling, trade coordination and handover. That direct responsibility is why our scope can be specific and our programme realistic.
If you are comparing quotes, read our guide to choosing a bathroom contractor and our contractor standards so you know what to ask.
We work across Greater Brisbane, including the northside, southside, eastside, westside and inner city. Local housing conditions affect the scope: older Queenslanders may need floor levelling and substrate repair, while apartments need body corporate approval and careful access planning.

Practical answers
The questions Brisbane homeowners ask most often about small bathroom renovation, costs and timing.
Sometimes. It depends on the room width and door position. A compact inset bath with a glass shower screen over it can work, but a separate shower is usually more practical. We will show you what fits before you commit.
Yes, and it often makes the room feel larger because you can see floor beneath it. It requires solid wall framing or a fixing system capable of carrying the loaded vanity, which we check during inspection.
Often yes. A hobless walk-in shower with a fixed glass panel can be more space-efficient than a framed shower enclosure. Drainage falls and floor structure determine whether it is achievable.
Slightly less, but not proportionally. Waterproofing cure times, trade sequencing and fit-off are similar regardless of room size. Most compact rooms take 8–12 working days on site.
Yes. We provide dimensions and clearances for each option and check them against the layout. We would rather adjust a selection before ordering than discover a door clash during installation.
Yes. We specify a correctly sized exhaust fan ducted to the exterior, use moisture-resistant finishes and ensure the room has adequate artificial light. An internal bathroom can be comfortable and durable when ventilation is designed properly.
