Local renovation guide
Forest Lake is one of Brisbane's best-known master-planned communities, developed from the early 1990s around a system of lakes, parks and family housing. Its homes are generally newer than those in the inner suburbs, but many are now twenty to thirty years old, which means original bathrooms are reaching the end of their practical life.
We renovate bathrooms and ensuites across Forest Lake, including homes near the lake, Forest Lake Shopping Centre and the suburb's schools. The work is often about modernising a dated layout: replacing a small shower, improving storage, adding a double vanity where space allows, and upgrading ventilation and waterproofing.
Because the housing is relatively consistent, we can usually give clear guidance on what fits and what does not. We inspect the room, confirm the scope and provide a fixed written quote before work begins.
Forest Lake was developed from the early 1990s as a master-planned community on the southern fringe of Brisbane. The project was one of the largest of its kind in Australia, transforming former rural and semi-rural land into a network of residential neighbourhoods organised around lakes, parks and community facilities. The lake at its centre became the suburb's defining landmark.
The community was designed with family housing, schools, shops and recreation in close proximity, and it grew rapidly through the 1990s and 2000s. Forest Lake Shopping Centre and the surrounding town centre provide the main retail hub, while the lake and parklands support walking, cycling and water activities. The suburb's housing is now entering the age where kitchens and bathrooms from the original build are due for renewal.

Forest Lake's housing is predominantly 1990s and 2000s project-built homes, including low-set and two-storey brick houses, townhouses and some waterfront properties. Bathrooms are usually compact to medium-sized, with an ensuite to the main bedroom and a family bathroom with a separate toilet. The layouts are generally practical, but the original fixtures, tiles and ventilation are now dated.
Because the homes were built to a relatively consistent standard, common upgrades include replacing the shower, enlarging the vanity, improving storage and upgrading exhaust fans. Structural issues are less common, although we still check for water damage around showers and baths, particularly where the original waterproofing has been compromised.
A 1990s Forest Lake bathroom may look tired but still be structurally sound. We inspect the waterproofing and substrate before recommending a cosmetic refresh or a full rebuild, so you spend money where it will make a difference.
Many Forest Lake households have young children, so we plan bathrooms with safe slip resistance, accessible storage and showers that are easy to clean. A bathtub may still be important, even if the shower is the primary focus.
Forest Lake has a significant number of townhouses. We provide scope documentation for body corporate approval, protect common property and work within agreed hours.
We provide full bathroom renovations, ensuite renovations, small bathroom upgrades, laundry renovations, waterproofing, tiling, kitchen renovations and accessible modifications across Forest Lake and the surrounding area. Each project is scoped after an on-site inspection, with allowances and exclusions shown in writing.

Local answers
Cost, timing, approvals and practical questions from homeowners in Forest Lake.
Most full bathrooms range from $17,000 to $34,000, with ensuites from around $14,000. The final cost depends on size, layout changes, fixtures and any hidden water damage.
Not always. If the waterproofing and substrate are sound, a cosmetic refresh may be enough. If there is movement, moisture damage or failed membrane, a full rebuild is the more reliable option. We inspect before advising.
Yes, subject to body corporate approval. We provide the scope and documentation needed and work within the building's rules.
If the room width and plumbing allow. We check clearances and basin spacing before confirming the layout.
