Bathroom renovations in The Gap

The Gap is a leafy, family-oriented suburb at the foot of the Taylor Range, with a mix of 1960s to 1980s homes, later renovations and some newer builds. Sloping blocks, bushland outlooks and creek-side streets make it a desirable place to live, but they also create practical challenges for bathroom renovations: drainage falls, retaining walls, access and moisture.

We renovate bathrooms and ensuites across The Gap, including homes near The Gap Village, Walkabout Creek and the Enoggera Reservoir. Our work starts with a proper inspection of the floor structure, drainage and ventilation, followed by a written scope that reflects the site rather than a generic template.

Whether you want to modernise a dated family bathroom, add an ensuite or make a bathroom more accessible, we can measure the room, explain the options and give you a fixed written price.

Local history and landmarks

The Gap takes its name from a natural gap in the Taylor Range, a pass that early travellers used to cross the hills west of Brisbane. The area was originally timbered country and small farms, and it developed as a residential suburb in the twentieth century as road access and water supply improved. Enoggera Reservoir, built in the 1860s, was Brisbane's first major water storage and remains a landmark at the suburb's edge.

The Gap grew rapidly after the Second World War, with family homes built on large blocks among the hills. Walkabout Creek Discovery Centre and the surrounding forest parklands have made the area a gateway to Brisbane's western bushland, while The Gap Village provides a local shopping hub. The suburb's identity is closely tied to its natural setting and the creek that runs through it.

Housing stock and what it means for your renovation

The Gap's housing is predominantly post-war and late twentieth-century family homes, many on sloping or bushland blocks. Bathrooms are often original or have had minor updates, with small windows, limited storage and a shower over the bath. Sloping sites can produce complex drainage and floor-level conditions, particularly where homes have been extended.

Because the suburb is surrounded by bushland and creek systems, moisture and drainage deserve particular attention. We check for water damage, poor falls and inadequate ventilation, and plan the waterproofing and drainage together. Access for materials and waste removal also needs to be considered on steep or narrow sites.

What we see in The Gap bathrooms

01

Drainage on sloping sites

A bathroom on a sloping block needs a reliable waste route and correct fall. We assess the floor structure and drainage before choosing a shower type or tile layout.

02

Bushland and moisture

Homes near the forest and creek can experience higher humidity and damp. We specify externally ducted ventilation, sound waterproofing and finishes that tolerate moisture.

03

Family bathrooms that last

The Gap attracts families, so bathrooms need to handle daily use and last through childhood. We prioritise durable surfaces, generous storage and a layout that works as children grow.

A note on project evidence. We do not publish invented local addresses, fake before-and-after photos or made-up client quotes. Our completed-project gallery is published only with client permission. Local answers

The Gap bathroom renovation questions

Cost, timing, approvals and practical questions from homeowners in The Gap.

How much does a bathroom renovation cost in The Gap?

Most full bathroom renovations range from $19,000 to $40,000. Sloping sites, structural repairs and access constraints can increase the price. We provide a fixed written quote after inspection.

Can you renovate a bathroom on a steep block?

Yes. We assess access, floor levels and drainage, and plan deliveries and waste removal accordingly. Some sites require additional labour or equipment, which is priced in the quote.

Do you work with Enoggera Creek flooding considerations?

We consider the local flood environment when planning materials and services, and recommend raised or flood-resilient finishes where appropriate. We do not provide flood certification; that is a separate specialist assessment.

Can you add an ensuite?

Often yes, subject to space, drainage and structural support. We assess the proposed location and confirm feasibility before quoting.

How long does the work take?

Most bathrooms take 10–15 working days on site. Sloping sites or structural work may extend the programme.

Do you provide waterproofing certificates?

Yes. The wet-area membrane is applied to AS 3740 and a compliance certificate is supplied at handover.
