Approvals, access and quiet delivery
Apartment bathrooms come with constraints that houses do not: a fixed slab, shared walls, a lift or stair access, limited parking, body corporate rules and neighbours on every side. The construction itself is similar, but the planning is not. We assess access, noise, waterproofing responsibility and approval requirements before quoting so the project does not stall at the building manager's door.
Many Brisbane apartment bathrooms are original to buildings from the 1970s to 2000s. They often have a shower over a bath, a small vanity, limited storage and an exhaust fan that vents into the ceiling cavity. Upgrading them usually means replacing the waterproofing, improving ventilation and reworking the layout within the existing slab and service shaft.
We work with owners, tenants (with owner approval), body corporate managers and building managers. Our documentation can support a renovation application, and our site practices are set up for occupied buildings: protected common areas, agreed work hours, dust control and daily clean-up.
Every project is different, but the following scope is the foundation we price and manage. Your written quote confirms exactly what applies to your room, including any exclusions and provisional allowances.
Scope descriptions, insurance details and methodology to support your body corporate application.
Common-area protection, lift booking coordination and agreed delivery routes.
Work scheduled within building hours, with noisy tasks grouped and communicated in advance.
Vanity, shower, toilet and storage planned around the service shaft and slab penetrations.
AS 3740 system with certificate and records suitable for the body corporate file.
Exhaust fans ducted to an approved discharge point rather than the ceiling cavity.
Large-format tiles, frameless screens, wall-hung vanities and space-efficient fixtures.
Common areas cleaned and reinstated, with waste removed through the approved route.
Approval requirements differ between buildings. Some require only a renovation application; others need plumbing, waterproofing and acoustic details. We help you assemble the information the committee will ask for, which reduces the chance of a deferred decision.
Lifts, lobbies, corridors and fire stairs are common property. We protect floor coverings, control dust at the door, avoid blocking egress and clean the route daily. Neighbours notice the difference.
Moving a toilet or shower in an apartment often means core-drilling or working around existing penetrations. We confirm what is feasible and obtain the necessary approvals before cutting. Structural alteration is never assumed.
Recirculating fans and ceiling-cavity discharge are common in older apartments and contribute to mould. We duct to an approved external or shaft connection, subject to building rules, and specify a fan sized for the room.
Apartment costs include access, protection and approval coordination that houses often do not. These bands assume a standard 3–6 sqm room with reasonable lift access.

| High-rise access or complex approvals | Quoted after inspection |
Indicative only. Body corporate fees, lift bookings, after-hours access and structural approvals are excluded unless stated. For a fuller breakdown, read our Brisbane bathroom renovation cost guide or use the cost calculator.
One project lead manages the sequence, checks each trade's work and keeps you informed. The programme is agreed before demolition so you know when to expect each stage.
Discuss the building, access, approval status and timing.
We inspect the room, services and access route, and prepare scope information for approval.
A fixed written quote is issued once the scope and building requirements are clear.
Common areas are protected, deliveries booked and neighbours notified where required.
Strip-out, plumbing, waterproofing, tiling and fit-off within agreed hours.
Testing, clean, reinstatement and certificate for the body corporate file.
We are the builder. The team who quotes your project is accountable for the waterproofing, tiling, trade coordination and handover. That direct responsibility is why our scope can be specific and our programme realistic.
If you are comparing quotes, read our guide to choosing a bathroom contractor and our contractor standards so you know what to ask.
We work across Greater Brisbane, including the northside, southside, eastside, westside and inner city. Local housing conditions affect the scope: older Queenslanders may need floor levelling and substrate repair, while apartments need body corporate approval and careful access planning.

Practical answers
The questions Brisbane homeowners ask most often about apartment & body corporate renovation, costs and timing.
Usually yes, even when the work is inside your lot, because waterproofing, plumbing and noise can affect common property. The approval process varies by building. We provide a scope and methodology to support your application.
Yes. We protect common areas, work within approved hours, control dust and noise, and remove waste through the agreed route. We can also provide certificates of currency for the building manager.
We plan deliveries around lift availability and corridor dimensions, protect the lift and use appropriate trolleys. For large items, we confirm whether they fit the lift or need to be carried by stair.
It depends on the slab, existing penetrations and building approval. Core-drilling and new waste connections may be possible but require engineering and body corporate consent. We assess feasibility before quoting.
Responsibility depends on the building's by-laws and whether the wet area affects common property. We provide waterproofing documentation and can work with the body corporate to ensure the correct scope is covered.
Most take 10–15 working days on site, subject to lift access and building hours. Approval time before construction can add several weeks, so it is worth starting that process early.
